1. Get your files
Review the product's included files and preview before ordering. Illustrated walkthroughs are labeled as examples. The mortgage calculator page also shows an actual desktop screen from the planner.
Free tools: choose a product in Free Tools, add it to your cart and complete the store's checkout steps. The tool's price is $0. Check your cart before completing the order; any paid products you add have their own prices.
Use an email address you can access. Follow the download instructions or access link provided with your order. Check that email address and its spam folder if you cannot find the message. Keep the original files in a folder you can find again.
2. Check the file type
- HTML: an interactive tool designed to run in a browser. An email or file preview may display the page without making its buttons work.
- PDF: a guide or workbook opened in a PDF reader. Only products described as fillable PDFs support form entry; not every PDF has editable fields.
- ZIP: a package of files. Extract the ZIP first, then open the individual HTML or PDF files. Read a Start Here guide when one is included.
3. Open the file on your device
Windows or Mac
Find the downloaded file in your Downloads folder. Extract a ZIP before opening its contents. Open an HTML tool with your browser using the file's Open With option; open a PDF in a PDF reader. Work from the saved file rather than an email attachment preview.
Android phone or tablet
In Chrome, open the menu and choose Downloads, or locate the file in your device's file manager. Extract a ZIP if needed. Open a PDF in a reader. For an HTML tool, use an available browser option. File-opening choices vary by device; a static preview is not the working calculator.
If the fields or buttons do not work, email us with the product name, phone model and browser. Google's Android download instructions.
iPhone or iPad
Locate the download in the Files app. Tap a ZIP archive to extract its contents, then open the needed file. PDFs can be read in Files or a PDF reader. A downloaded HTML file may open in a preview that does not run its interactive controls.
If you plan to use an HTML tool only on iPhone or iPad, check with us about the specific tool and device before purchasing. These file-opening steps do not promise that every mobile viewer supports calculations, saving or exports. Apple's ZIP-file instructions.
4. Save a small test before entering important work
- Enter a small fictional example and check that the fields and controls respond.
- Use the tool's own Save a Copy, Export Backup or export control, where provided. Keep the resulting file somewhere you can find.
- Reopen the tool and use its Load or Restore control, where provided, to confirm that your saved test can be recovered.
In the Mortgage Payoff Planner, Export Backup and Restore Backup preserve and reload your plans. A CSV schedule or printed PDF is an output copy; it is not the same as an editable backup of your plans.
Browser autosave is local to the browser and device; it is not a cloud account. Clearing storage, changing browsers or moving devices can affect saved entries. Keep the original download and a separate backup. Bundle tools are separate files and do not automatically synchronize.
