Which tool helps me compare homes?
The free Home Comparison Dashboard lets you organize multiple properties, compare costs and features, and record ratings and concerns. If you want a structured house-hunting workflow, the House Hunting & Home Comparison Dashboard supports up to 10 homes, weighted priorities, candidate status and repair/setup estimates. Review both feature lists before choosing; you may only need the free tool.
These tools organize information you enter. Use your agent or listing source to confirm current availability and property facts.
Which tools help me plan mortgage payments, closing costs and affordability?
- Payments and extra principal: the Mortgage Amortization & Extra Payment Calculator models fixed-rate monthly payments, principal versus interest and extra-payment scenarios. It also accepts optional tax, insurance, PMI and HOA estimates.
- Cash to close: the Closing Cost Estimator combines your down payment, entered fees, prepaid items, reserves and credits.
- Preparation and savings: the Mortgage Pre-Approval Readiness Checklist includes a debt-to-income calculator; the Down Payment & Savings Planner organizes your cash target and savings timeline.

Should I buy one homebuyer planner or the nine-tool bundle?

What will I receive?
Roof & Ratio sells digital calculators, planners, trackers, workbooks and guides. Each product page lists its features and included items. Bundle contents vary; check the specific bundle list. No physical item is shipped.
Is this a subscription?
These downloadable products are one-time purchases. Buying a tool does not enroll you in a recurring membership.
Can I see what a product does?
Yes. Look for the free presentation card in the product image gallery and the “See how it works before you buy” walkthrough inside the product description. The illustrated examples show information you would enter, the result or record the tool helps produce, and your next step. Bundle walkthroughs link to examples for the included tools.

What software do I need?
HTML tools open in a modern browser. PDF files open in a PDF reader. Extract ZIP bundles before opening the individual files. Check the product page for its particular format.
Can I use it on my phone or tablet?
Device, browser and PDF-reader behavior can differ, especially for downloaded HTML tools. Some phone file previews display a tool without running its controls. Read our Android, iPhone/iPad and computer opening instructions. If you will use only a phone or tablet, ask us about the specific product and device before buying.
How do I save and print my work?
Use the controls included in your particular tool. Where available, Save a Copy or backup/export creates a separate file you can keep. Browser autosave is local storage, not a cloud account, and can be lost if storage is cleared. Printing and PDF saving depend on the tool and the software used. Always keep a backup.
